Melbourne's Trusted Commercial & Warehouse Builders
Warehouses, factories and industrial units, built by a team based in the middle of Melbourne's west.

Warehouse Builders Melbourne Businesses Rely On
Saleh Commercial is one of the few warehouse builders Melbourne businesses can meet in person in the industrial corridor itself. We're based in Melbourne's west, where most of our warehouse and factory projects are built, so our team is never far from your site.
That matters in practice. Site visits happen the same week, not next month. Our estimators know which councils move quickly and which need everything lodged twice. When something on site needs a decision (a service in the wrong place, a slab pour with a problem) someone from our office is there in twenty minutes, not on the phone from the other side of the city.
We design and construct under one contract: estimating, permits and construction from one team. Registered commercial builder CCB-U 100016, unlimited classification. Building since 2016.
Industrial Builders Melbourne's Western Corridor Depends On
We build across Melbourne's west: Truganina, Laverton, Derrimut, Sunshine, Werribee, Melton, Point Cook and Altona. These are the suburbs where the industrial land is, and they are the suburbs we drive through every morning.
A builder headquartered in the east can quote your Truganina warehouse. They cannot be on site by mid-morning when the slab pour hits a problem. Distance shows up as delay: decisions wait for a site visit, the site visit waits for a gap in the calendar, and the programme slips a week at a time. A local builder does not have that problem.

Factory Builders Melbourne Operators Choose
A factory is not a warehouse with different signage. Floor loadings, three-phase power, extraction, wash-down areas, crane rails, office-to-floor ratios: these get designed in at concept stage or retrofitted expensively later.
Tell us what happens inside the building and we will design the building around it. What is stored, what is made, what moves through the doors and how often, how many people work on the floor and how many in the office. The answers set the slab, the services, the clear height and the yard before a line is drawn. That is the only point at which changing them is free.
Warehouse Construction Companies vs Design & Construct
There are two ways to build a warehouse. Tender it: pay a designer, take the drawings to three or four warehouse construction companies, pick the lowest price, then find out what the lowest price left out. Or design and construct: one team designs it, prices it and builds it, and owns the number from the start.
Because the estimate comes from the same team that builds it, the price you sign is the price the builder owns. There is no tender gap to argue about later, no designer blaming the builder, no builder blaming the drawings. Five stages, one contract.
Brief & Site Review
We visit the site, walk the brief, and check zoning, access and services.
Concept & Estimate
Concept design with an in-house estimate: a real number, not a range.
Permits & Approvals
Town planning and building permits lodged and managed by us.
Construction
One site manager, one point of contact, programme updates every fortnight.
Handover
Occupancy permit, commissioning, as-built documentation and warranty.
How long does a warehouse build take?
From brief to handover, most warehouse projects run 10 to 18 months. Permits take the first two to five months depending on council; construction runs six to twelve months depending on floor area and complexity. We give you a programme at concept stage, not after contract.
What is design and construct, and why does it matter?
One team designs, prices and builds the project under a single contract. The estimate comes from the people who will build it, so there is no gap between drawings and price, and no dispute later about what was included.
Do you handle town planning and permits?
Yes. Planning, building permits, and the consultants and reports councils require are lodged and managed by us as part of the project.
Can you work with plans we already have?
Yes. We will price your existing drawings, and we will also tell you where they are adding cost without adding function (clear height, slab thickness, services routing) before you commit.
What areas do you build in?
Melbourne's western industrial corridor: Truganina, Laverton, Derrimut, Sunshine, Werribee, Melton, Point Cook and Altona, and the surrounding industrial estates. Our office is in Derrimut.
Should we go to tender or talk to you directly?
Talk to us first. A tender gives you three prices for the same drawings; a design and construct conversation gives you a building designed to your operation and a price the builder owns. If tender still suits you after that, you will go in with a better brief.
Why Businesses Choose Us Over Other Commercial Builders in Melbourne
Based in Melbourne's industrial west. Our team is minutes from most sites we build on, so decisions get made in person the same day, not over the phone next fortnight.
Design and construct under one contract. Estimating, permits and construction handled by one team, with no tender process and no handover gaps between consultants and builder.
In-house estimating. Our own estimators price every job in detail, so you get a real quote you can plan around, not a range that moves once work starts.
Registered Commercial Builder – Unlimited. CCB-U 100016, with no cap on project value, so there's no ceiling on what we can take on for you.
Part of the Saleh Group. Commercial, residential and development divisions under one roof, giving you the resources of a larger builder with the accountability of a local one.
Building since 2016. An established team with a stable crew and supplier network, not a start-up learning on your project.
