The Dual Occupancy Builders Melbourne Investors and Landowners Choose

A well-sized block in an established Melbourne suburb is usually worth more as two homes than as one. That's true whether there's an existing house on it or it's still vacant land. The real questions are whether your block can support two dwellings under the local planning rules, and what the numbers look like once construction is priced properly.

Most dual occupancy builders in Melbourne will build whatever plan they're handed. Saleh Homes builds dual occupancies for clients and develops them for itself, so the advice you get on layout, specification and finish comes from what actually sells in that suburb, not from what's easiest to build. When we say a floor plan will return more at resale, it's because we've sold one like it.

Whether you're an investor working a spreadsheet, a landowner deciding what to do with a vacant block, or a downsizer sitting on more land than you need, the process starts the same way: a site review that tells you what your block can support before you spend anything on plans.

Why We're The Best Dual Occupancy Builders Melbourne Offers

Builder and developer under one group. We develop dual occupancies for our own projects as well as building them for clients, so the advice you get is what we'd act on with our own money.

Site review and feasibility before you commit to plans. Setbacks, overlays, driveway access and what the council will realistically approve, sorted before you spend a dollar on drawings. This is the stage where most of the money is won or lost.

Registered Domestic Builder – Unlimited. CDB-U 65567, with no cap on project value or complexity, so your dual occupancy is never too big for our licence.

Investment-aware design. Layouts, specification and finish chosen for what the second dwelling will rent or sell for, not just what it costs to build.

Building since 2016. A steady pipeline of completed homes across Melbourne's south east, with a stable team and trade network that will still be here at handover.

Fixed-price contract with no hidden variations. The price you sign is the price you pay. Any change is one you've asked for and approved in writing before it happens.

What Our Clients Say

“Saleh Homes built our luxury custom home in Brighton and we couldn't be happier. The project was delivered on time with no issues, the quality of workmanship is outstanding, and communication throughout was clear and consistent. We always knew where things were up to. Highly recommend them to anyone planning a custom build.”

Tony Banks - Brighton - Custom Home

“Knocking down our old place in Mordialloc and starting again was a big decision, and honestly a little nerve-wracking. Saleh Homes made it feel easy. From the day the demolition started to the day we got our keys, they kept us in the loop, answered every question (and we had plenty), and never made us feel like we were bothering them. The home they built is beautiful - the finishes, the detail, all of it. And it was done on time, which we still can't quite believe. We're genuinely grateful to the whole team. If you're thinking about a knock down rebuild, talk to these guys.”

Abby & John - Mordialloc - Knock-Down Rebuild

“We used Saleh Homes for a dual occupancy build in Black Rock and had a great experience from start to finish. Dual occ projects can get complicated, but they made the whole thing feel manageable — clear plans, realistic timelines, and a team that actually knew what they were doing. Communication was always prompt, the build stayed on schedule, and the quality of both homes is excellent. We'd absolutely recommend them to anyone considering a dual occupancy or townhouse project.”

What Your Site Could Yield

Whether a block supports two dwellings is decided by the zone, the council's minimum lot size, street frontage, the fall of the land, easements and overlays. Area alone does not decide it. We have seen larger blocks that cannot take a second dwelling and smaller ones that can, because of frontage or an easement nobody had checked.

Once the block qualifies, three variables move the return more than anything else. The split between what the land is worth and what the build costs. Whether both dwellings are sold or one is retained, and if retained, whether it is lived in or rented. And how the specification is pitched for the suburb. Overbuilding for the street costs money that never comes back at resale. Underbuilding costs more, because buyers in these suburbs will not pay a premium for a home that feels like a compromise.

The site review works through each of these for your block, and we will tell you plainly when the numbers do not stack up.

Is my block big enough for a dual occupancy?

Size is only one factor. Zone, minimum lot size, frontage, fall, easements and overlays all decide it, and they vary by council. The free site review gives you a definite answer for your block rather than a rule of thumb.

Should I sell both dwellings or keep one?

It depends on what you need the block to do: capital now, or income and a home. Retaining one changes the feasibility, the finance and the design. We model both at the site review so you decide with the numbers in front of you.

How long does a dual occupancy take?

Typically 18 to 28 months from site review to handover. Planning takes the first six to twelve months depending on council; construction of both dwellings runs 10 to 14 months. We give you the realistic timeline for your council at feasibility.

Do you handle the subdivision?

Yes. The planning permit, subdivision application, titles and the consultants involved are managed by us as part of the project. You deal with one team.

Can I live in one while you build?

Not on the same block. Both dwellings are built together on a cleared site, so you will need to live elsewhere during construction. We factor that into the timeline conversation at the start so you can plan for it.

Builder And Developer In One

Most builders working on dual occupancy sites build to the plan they are given. Most developers do not build. Saleh does both, and it changes two things for you.

The costings are real. They are our own construction costs, priced by the team that will pour the slab, not an allowance that gets revised once the job starts. And design decisions are made with resale in mind: orientation, room mix, storage, parking and finish level are chosen for what buyers in your suburb actually pay for, because we have sold into that market ourselves.
