Knock Down Rebuild Builders Melbourne Homeowners Trust

You already own the block. That is the expensive part of building in Melbourne, and you have done it. What is left is deciding who rebuilds on it.

Every knock down rebuild Melbourne homeowners bring to us starts with the same situation: the land is right and the house is not. The street is established, the school zone is the one you chose, the neighbours know your kids' names. Moving would cost you all of that, plus stamp duty, plus a year of your life. A knock down rebuild (KDR) lets you keep everything about the location and replace the one thing that no longer works - the house itself.

Saleh Homes has been building in Victoria since 2016. Our architects, interior designers and construction team share one office, so the people who design your home are still in the room when it is built. We complete one to two homes every month, and every one of them is photographed, which is why the projects further down this page are recent rather than a decade old.

What A Knockdown Rebuild In Melbourne Costs

Most builders will not discuss cost until you have filled in a form and sat through a meeting. We would rather you understand how the number is built before you speak to anyone.

A rebuild has three parts, and they are rarely the size people expect.

Demolition

Usually the smallest line. Clearing a standard suburban house, disconnecting services and removing the slab is a known quantity for an experienced demolition crew. Asbestos, a large tree canopy or a pool can push it up, but it is seldom the figure that decides whether a rebuild makes sense.

Site Costs

This is where two identical house designs can end up thousands of dollars apart. The fall across the block, rock beneath the surface, tree removal, easements, and relocating power, water or sewer connections all sit here. Site costs are the reason we assess the block before we price anything.

The Build Itself

Priced on size and specification. A larger footprint costs more; so does a higher level of finish. This is the part of the number you control most directly, and the part we work through with you in design.

What Pushes The Number Up

Four things drive cost up more than anything else: a steep or difficult site, heritage or vegetation overlays that restrict what can be demolished or built, tight street access that limits the machinery a demolition crew can bring in, and specification changes made after the contract is signed. The first three we identify at the block assessment. The fourth we prevent by finalising every selection before contract.

Once the design is agreed and the site is understood, you receive a fixed-price contract. The price you sign is the price you pay. There are no hidden variations, and no revised quote when the builder “gets to site” - because the builder has already been to your site.

What Our Clients Say

“Saleh Homes built our luxury custom home in Brighton and we couldn't be happier. The project was delivered on time with no issues, the quality of workmanship is outstanding, and communication throughout was clear and consistent. We always knew where things were up to. Highly recommend them to anyone planning a custom build.”

Tony Banks - Brighton - Custom Home

“Knocking down our old place in Mordialloc and starting again was a big decision, and honestly a little nerve-wracking. Saleh Homes made it feel easy. From the day the demolition started to the day we got our keys, they kept us in the loop, answered every question (and we had plenty), and never made us feel like we were bothering them. The home they built is beautiful - the finishes, the detail, all of it. And it was done on time, which we still can't quite believe. We're genuinely grateful to the whole team. If you're thinking about a knock down rebuild, talk to these guys.”

Abby & John - Mordialloc - Knock-Down Rebuild

“We used Saleh Homes for a dual occupancy build in Black Rock and had a great experience from start to finish. Dual occ projects can get complicated, but they made the whole thing feel manageable — clear plans, realistic timelines, and a team that actually knew what they were doing. Communication was always prompt, the build stayed on schedule, and the quality of both homes is excellent. We'd absolutely recommend them to anyone considering a dual occupancy or townhouse project.”

Darren Clow - Black Rock - Dual Occupancy

Is Your Block Right For A Rebuild?

One visit, no cost. We check the fall of the land, soil classification, easements, planning and heritage overlays, significant vegetation, street access for demolition machinery, and where your services run. You get a straight answer about what the block can support - including when a rebuild is not the right move.

How long does a knock down rebuild take?

From block assessment to handover, most rebuilds run 14 to 24 months. Design and permits take the first six to nine months; construction takes the balance. We give you a realistic timeline at contract, not an optimistic one.

Where do we live during the build?

Most clients rent nearby for the construction period, and we factor that into the timeline conversation early so you can budget for it. Some stay with family. We will give you a clear construction window so you can plan.

Do you handle demolition and permits?

Yes, all of it. Demolition, asbestos clearance where required, service disconnections, planning and building permits - one contract covers everything. You do not engage or coordinate anyone else.

Can we keep part of the existing house?

Sometimes, and we will tell you honestly whether it is worth it. Retaining part of a structure often costs more than it saves once you account for tying new to old. The block assessment is where we work that out with you.

What if our block has an overlay?

Heritage, vegetation and neighbourhood character overlays are common across Bayside and they do not rule out a rebuild - they shape it. We identify overlays at the block assessment and design within them from the start, which avoids the redesign-after-refusal cycle that catches out owners who build first and check later.
