Residential Property Developers Melbourne Landowners Partner With
Most property developers Melbourne landowners hear from want to buy the land outright, at a price that leaves the development margin with the developer. A joint venture is different. You keep your share of what the land becomes.
Saleh Developments is part of a group that builds what it develops. We bring the feasibility work, design, planning, construction and the capital to fund it; you bring the land, which is the hardest part of any development to acquire. At the end, the dwellings are sold and the proceeds are split under the agreement, or you keep one and the rest are sold. Either way, you are a partner in the project, not a vendor who sold too early.
We complete one to two projects every month across residential construction. That is a live pipeline, not a proposal deck, and it is why we can fund and build rather than promise to.
How A Joint Venture Property Development Works
Most landowners have never done this, and most developers are not in a hurry to explain it. Here is the plain version.
You bring
✓The land
✓A decision to proceed
✓Your solicitor's review of the agreement
We bring
✓Feasibility and costings
✓Architectural design
✓Planning and permits
✓Construction, funded by us
✓Sales, if the dwellings are sold
What You Keep Control Of
Three approvals are yours before a single trade is engaged. You approve the feasibility: what is proposed for the block and what it is expected to return. You approve the design. And you sign the agreement, with your own solicitor's advice, before anything starts on site. Every partnership is structured around the block and the owner's circumstances, and we walk through the options at the feasibility chat rather than fitting you to a template.
Do I have to sell my land?
No. A joint venture is not a sale. You contribute the land to the partnership and keep your share of what is built on it. Some owners retain a dwelling; some take their share as proceeds when the dwellings are sold.
Who funds the construction?
We do. Funding the build is part of what Saleh brings to the partnership, alongside the design, planning and construction itself.
What happens if planning is refused?
The agreement sets out how planning risk is shared before you sign, and we design within the planning scheme from the start to keep that risk low. We explain exactly how it works for your block at the feasibility stage, so there are no surprises later.
How long does a development take?
Typically two to three years from feasibility to completion. Planning is the variable, six to eighteen months depending on council and objections. Construction runs 12 to 18 months for a multi-dwelling site. We give you a realistic programme at feasibility.
Is my block big enough?
Size alone does not decide it. Zone, minimum lot size, frontage, fall, easements and overlays all matter, and the answer varies by council. The feasibility chat gives you a definite answer for your block.
What does a feasibility chat cost?
Nothing. It is a conversation about your block with no obligation to proceed, and if the numbers do not stack up, or subdividing alone makes more sense, we will tell you.
Land Subdivision Melbourne, Explained
Subdividing and developing are two different decisions, and plenty of owners only need the first. A subdivision splits one title into two or more without building anything; the new lots can be sold as land or held. A development builds on those lots. Which one suits you depends on what you need from the block — capital now, income later, or a home for family.
Whether subdivision is possible at all depends on the zone, the council's minimum lot size, street frontage, easements, the fall of the land and any overlays. Two blocks of the same size on the same street can get different answers because of a sewer easement or a heritage overlay.
We will tell you which of the two makes more sense for your block, even when the answer is the one that does not involve us.
Boutique & Luxury Property Developers Melbourne Trusts
Most property developers in Melbourne do not build. They secure the site, get it approved, then hand it to a contractor and manage the margin in between. Saleh builds what it develops, and that changes two things for the landowner.
The construction margin stays inside the partnership, so there is more to share. And the feasibility numbers are real, because they are our own construction costs, priced by the team that will do the work, not an allowance that gets revised once a contractor is appointed.
Our developments are boutique by design: a handful of well-finished dwellings on a single site, specified for the suburb rather than built to a volume template. Both Victorian licences sit within the group: CDB-U 65567 Domestic – Unlimited and CCB-U 100016 Commercial – Unlimited. That means the scale of the project never dictates who has to be brought in.
Builder and developer in one. Fewer handovers, tighter cost control, and the build margin stays inside the partnership.
We fund the build. Funding construction is part of what Saleh brings to the partnership.
