Building a home in Queensland is a genuinely different exercise to building in Victoria, not just in climate but in regulation, typical construction methods and realistic timelines. If you're weighing up a project in Brisbane or Logan against one in Melbourne, here's what actually differs.

Climate Drives Different Design Priorities

Victorian homes are generally designed to retain warmth through cooler months while managing summer heat, whereas Queensland homes prioritise ventilation, shading and cooling above almost everything else. That difference shows up in everything from roof pitch and eave depth to window placement and the prevalence of elevated floor construction in parts of Queensland prone to flooding.

Energy Efficiency Requirements Differ Slightly

Both states have adopted the National Construction Code's updated 7-star NatHERS minimum, but the way that rating is achieved differs given the climate difference. In Victoria, insulation and thermal mass do much of the work; in Queensland, ventilation and shading play a proportionally larger role in reaching the same star rating. That said, timelines vary enormously project to project, and a fixed-price contract with a clearly documented schedule remains the best way to set realistic expectations regardless of state.

Material and labour costs differ between the two states and shift over time, so any general cost comparison should be treated as indicative rather than definitive. The more reliable approach is comparing fixed-price quotes for your specific project in your specific location, rather than relying on broad state-level averages that may not reflect current conditions.

Choosing Between the Two
